Quoting Behr Paints: “Nanoguard technology uses microscopic Nano particles, which are used to enhance Behr specialty paints. These Nano particles fill the voids created by larger particles in order to prevent water penetration and seal out moisture.” Nano technology is one of the newest advancements in coating development. We recommend a consultation with a licensed professional contractor, as well as some research. The result will be a beautiful and lasting finish. Once you have signed a contract with DeHaven, we can mutually schedule a start time for your project. Specialty coatings are applied with high powered spray equipment designed for specific uses. The surfaces should not only be sprayed, but back rolled as well. The exception would be rough trowelled stucco or textured material containing perlite, which should be trowelled or sprayed in two directions.
In all cases, the preliminary steps to coating are extremely important. The surfaces should be cleaned and all loose stucco and paint removed using a high pressure power washer or sand blast. Trenching should be done to the foundation around the structure and masking should be done to prevent damage from overspray. The latter includes windows, pools, shrubbery, automobiles and any other are areas that might be affected. Then stucco repairs should be done to match the existing texture as close as possible or re-stuccoed to the desired texture. The wood should be thoroughly sanded and patched and wood windows glazed, all as necessary. If necessary, wood replacement should be done at this time.
A full prime coat to all surfaces to be coated, which adds to the longevity of the job, is recommended. Primer is often omitted by contractors in order to provide a reduced price. There a number of high quality primers on the market, such as F-Stop, No Fire, or Glidden Gripper. Some manufacturers now provide self-priming paint. Self priming paint is fine for surfaces with minimal deterioration. It is our opinion that a full prime coat will provide optimum performance of the finished product. A water based product should never be applied over an oil base without first priming over the oil. The fact is, if priming isn’t done over the oil, the finish coat will bubble and peel. Then the appropriate finish coats are ready to be applied.
The newer Texcote™, elastomeric, and vinyl stucco coatings are formulated to “breathe”, allowing moisture vapors to escape through the wall. These coatings are resistant to mould and mildew. High performance, specialty coatings are very durable and decorative, if correctly applied, and come in a large variety of colors and textures. It is very important that architects, owners and licensed contractors select the coating that best fits the individual requirements of each job. It is of equal importance that the materials are applied to manufacturer’s recommendations.

During summer, the ground water migrates to the surface from under the structure’s foundation. This is quite common in all areas, not just the hillsides. Water is one of the prime causes of efflorescence and spalling in stucco, plaster, masonry, and concrete. When a property is at the bottom of a hill, water damage can be a more serious problem. If the necessary drains had not been installed in the hillside or there was improper compaction of the soil; water intrusion is more likely to occur. Water intrusion can cause efflorescence, spalling, and cracking to masonry, plaster and stucco, all loose, chalking, and peeling paint, as well as damage from dry rot, wood eating termites, and wood cutter ants. Other damage can be foundation, masonry, and concrete block disintegration; and damage to wood framing. Concrete slabs are used extensively in residential construction. A house, built on a concrete slab usually has a short foundation wall, vapor barrier, and a gravel base. The edges of the slab should rest on top of the foundation wall and the edges should have insulation around the perimeter of the slab (see diagram below). This type of slab construction is designed to support the weight of the structure. Concrete slabs for patios do not have such elaborate footings.
